Is your business or property creating a good first impression? An ugly parking lot will turn customers and tenants away from your buildings. Here are some reasons why you must clean your parking lots regularly:
- A clean parking lot makes a great first impression on customers and tenants.
Regular street sweeping and maintenance extends the life of asphalt, particularly porous asphalt.
- A clean parking lot discourages littering.
- Can minimize pollution to native waterways.
- Discourage your business from lawsuits.
- Proper improvement and care prevents erosion.
- Prevents rodents and different pests from residing in and around your property.
Regular cleaning will:
- Remove surface dirt and trash.
- Reveal growing cracks or potholes.
- Ensure that your asphalt doesn’t get stained or damaged over time.
- Clean away harmful vehicle fluids that may deteriorate your asphalt prematurely.
- Save you money over time and keep your parking lot like new.
Common techniques for removing stains:
Asphalt improvement Tips:
Trisodium Phosphate (TSP), bleach, and baking soda are all effective to scrub away grease on asphalt. Apply the compound on to the stain, then use a brush with firm bristles to clean it away.
Concrete Cleaning Tips:
Cola and dishwashing detergent effectively combat grease spots on concrete. Pour soda on the stain and let it saturate the stain. Leave the soda to soak for a few hours then scrub with hot water and dishwashing detergent. Create a soapy lather with a nylon brush and the stain will come up. Repeat if necessary.
Mulch or Leaf Stain Tips:
To get rid of mulch or leaf stains, apply soap or vinegar to the surface and scrub with a brush in circular motions. Rinse the solution away with a low-pressure rinse. If the stain still persists, mix one capful of bleach with one gallon of hot water. Scrub the bleach solution on the stain with little circular motions. Allow the solution to sit on the stain for 30-minutes and wash away with hot water.
Oil Cleaning Tips:
Grease and oil spots are a common problem, where cars and trucks may be sitting in one spot for a long amount of your time. If you see oil spilled on your parking lot, blot up as much of the oil. Put kitty litter on the stain overnight to soak up as much oil as possible. When the oil is soaked up sweep the kitty litter away. If the stain persists, try using a commercial grade degreaser. Follow the directions on the bottle and scrub the degreaser into the stain to break down the oil and rinse away with hot water.
Preventative Maintenance for Asphalt Parking Lots
Investing the time and money to keep up your parking lot will save you money in the long run. A well-maintained parking zone surface will last upwards of fifteen years. In fact, budgeting for annual improvement and maintenance makes a big difference in the longevity and durability of your asphalt parking lot.
Asphalt maintenance tips:
Sealcoating ought to be done every 3-5 years to keep up the protection of your surface and keep your parking lot looking new. Sealcoating helps prevent water, Ultraviolet rays, and motor oils from entering and damaging your asphalt. Regular sweeping and cleaning can reveal problems and prevent costly repairs.
